Please be advised that is your responsibility to report any defects in the property as quickly as possible.

Any maintenance issues must be reported either verbally over the phone or in writing addressed to Roberts Maintenance.

Once you report an issue to the maintenance coordinator it is their job to inform the landlord and ask for his instructions on how the repair is to be dealt with. They will then contact the relevant contractors and arrange for the works to be carried out. They cannot authorise work to be done without your landlord’s permission.

Please be advised that the maintenance coordinator’s position is very stressfully and they are there to help you, so when reporting faults please try to stay calm, ensure that you have tried everything to get the issue resolved and most of all have patience. They have set procedures to follow and therefore have to ask lots of questions to be able to report to the landlord and recommend the correct contractor to attend to the problem.

Please DO NOT under any circumstance be abusive to any member of staff if an issue is taking a while to resolve, I can assure you that we work as quickly as possible to resolve any outstanding issues that you may have.

If the office is closed then we ask that you use your discretion. If you have an emergency then you can callout a contractor to deal with it, however please be advised that if it is not deemed to be an emergency then the landlord may hold you liable to pay the bill. It is only in extreme emergencies that this procedure must be followed. You will be required to pay the invoice and provide us with a copy so that we are then able to return payment to you by cheque once the landlord has agreed to the charge.
