The Let Only service will include the taking up of references and credit checks on prospective tenants in addition to;

  • Attending at the property to give advice on rent/tenancy terms, if required
  • Marketing the property and attracting prospective tenants
  • Arranging and carrying out viewings
  • Taking and holding a security deposit
  • Settling terms with the prospective tenant and yourselves
  • Taking and then transferring initial moving in monies
  • Handing keys and landlord details to tenants on tenancy start date once all paperwork is completed

Letting a property is relatively easy but I think Agents are judged on how they deal with the one or two difficult issues that can arise during or at the end of the tenancy and I have an experienced team behind our Negotiators that can provide that service should you think you might prefer it.
This, service will include

  • Attending the property to give advice on rent/tenancy terms if required
  • Marketing the property and attracting prospective tenants
  • Arranging and carrying out viewings
  • Settling terms with the prospective tenant and yourselves
  • Taking and holding a security deposit.  There will be a £20 charge for registering this Deposit.
  • Taking up references and credit checks on prospective tenants whichever is applicable
  • Arranging gas and electrical and other safety checks where required (Extra charges apply.  
  • Arranging Inventory Inspections (Extra charge apply)
  • Notifying the local authority and utilities of the new tenant
  • Hand keys to tenants on tenancy start date once all paperwork is completed
  • Undertaking regular visits to the property and provide a written report
  • Arranging for any repairs and maintenance.
  • Checking the property at the end of the tenancy, dealing with the deposit and transfer of all the services
  • Collecting rents and chasing arrears of rent whenever necessary
  • At the end of the letting we will repeat this procedure with a view to finding a new tenant, with the shortest void period possible between tenancies
